Housing in this corner of the metro runs from century-old homes near the Truman Historic District to brand-new subdivisions a few miles away, and the garage doors vary just as much. Each section notes what tends to come up there. For what to expect on the call, see how it works.

Independence

ZIP codes: 64050, 64052, 64053, 64054, 64055, 64056, 64057, 64058

Independence is the heart of the line and the biggest city we cover. It shares the Jackson County seat with Kansas City, and its housing spans more than a century. Around the historic Square and the Truman Home you'll find older homes on narrow lots, many with detached single garages, alley access and low ceilings. Older wood doors, swing-up doors and very old openers turn up here. Across much of the city, postwar ranches and split-levels have attached one or two car garages, often still running original tracks and chain-drive openers. South of I-70, toward the Little Blue Parkway, newer subdivisions have wider double doors with belt-drive or smart openers.

Calls we often hear about: Broken springs on older doors, sensors knocked out of line on settled slabs, and hail-dented panels after spring storms.

Blue Springs

ZIP codes: 64014, 64015

Blue Springs sits just east of Independence along I-70, close to Fleming Park with Lake Jacomo and Blue Springs Lake. Much of the town is subdivisions built from the 1970s through the 2000s, so two-car steel doors with torsion springs are the norm. A lot of these doors are on their second or third set of springs and their first opener, which is why spring breaks and tired openers are the calls that come up most.

Calls we often hear about: Torsion spring breaks, opener replacement, and keypad and remote re-pairing after outages.

Lee's Summit

ZIP codes: 64063, 64064, 64065, 64081, 64082, 64086

Lee's Summit is one of the largest cities in the metro, stretching south of Independence along I-470 and US 50 out toward Longview Lake. It mixes the older blocks around its historic downtown with a long list of newer subdivisions, many with three-car garages, insulated doors, decorative carriage-style overlays and wifi openers. Bigger and heavier doors mean springs and openers matter even more.

Calls we often hear about: Spring sizing on heavy insulated doors, smart opener setup, and new door installation.

Grain Valley

ZIP codes: 64029

Grain Valley is one of the faster-growing towns along I-70 between Blue Springs and Oak Grove. Many of its homes are fairly new, so the doors are often still on their original springs and openers. That makes it a good place to learn the warning signs before the first spring breaks, rather than after.

Calls we often hear about: First spring replacements, opener and keypad issues, and storm damage on newer steel doors.

Buckner

ZIP codes: 64016

Buckner is a small town on US 24 northeast of Independence, on the way out toward Fort Osage. Homes range from older houses in town to rural properties with detached garages and pole barns. Wider or taller doors on outbuildings are common.

Calls we often hear about: Detached garage and outbuilding doors, extension springs, and older openers.

Sibley

ZIP codes: 64088

Sibley is a small community near the Missouri River, best known for Fort Osage. Properties here are spread out, and garages are often detached or part of a shop building. If your door is on a barn or shop, say so when you call so the right kind of company picks up.

Calls we often hear about: Shop and barn doors, rural detached garages, and doors exposed to river-bottom humidity.

Oak Grove

ZIP codes: 64075

Oak Grove sits at the eastern edge of Jackson County along I-70. It has a mix of older homes in town, newer subdivisions, and rural properties outside it. Open country to the west means storms can hit with strong wind.

Calls we often hear about: Wind-bowed doors and bent tracks after storms, plus everyday spring and opener repairs.

Grandview

ZIP codes: 64030

Grandview is south of Kansas City along I-49 and US 71, and it's where Harry Truman worked his family's farm as a young man. Much of the housing is postwar and 1960s ranches with attached garages, plenty of them still running older chain-drive openers and original hardware.

Calls we often hear about: Worn rollers and tracks, chain-drive opener problems, and springs on older doors.

Raymore

ZIP codes: 64083

Raymore, in Cass County south of Lee's Summit and Belton, has grown quickly with newer subdivisions. Expect two and three-car steel doors, many with windows or carriage-style trim, and openers with battery backup or app control.

Calls we often hear about: Opener and app connection issues, spring replacements, and panel damage from hail.

Belton

ZIP codes: 64012

Belton sits along I-49 in Cass County, with an older downtown and neighborhoods that range from mid-century homes to newer builds on the edges of town. Garages vary just as much, from single detached doors to two-car attached ones.

Calls we often hear about: Springs and cables on older doors, and opener replacement.

Greenwood

ZIP codes: 64034

Greenwood is a small town southeast of Lee's Summit, mostly residential, with a mix of established homes and newer subdivisions on larger lots.

Calls we often hear about: Spring and opener repairs and storm damage.

Lone Jack

ZIP codes: 64070

Lone Jack, in southeastern Jackson County, is known for its 1862 Civil War battlefield. It's a small, rural-feeling town where many properties have detached garages or shop buildings alongside the house.

Calls we often hear about: Detached garage and shop doors, extension springs, and doors exposed to open-country wind.

Pleasant Hill

ZIP codes: 64080

Pleasant Hill is a Cass County town east of Lee's Summit, with a historic downtown, older neighborhoods around it and newer homes on the outskirts. Garages range from single detached doors to modern attached two-car doors.

Calls we often hear about: Older door hardware, spring breaks in cold snaps, and opener upgrades.

Renters and shared garages

If you rent, your landlord or property manager is usually responsible for the garage door. Let them know first. Shared garages in duplexes or townhomes may be handled by an owner or an HOA. Either way, if a door is unsafe (crooked, a snapped cable, a loud bang from a spring), keep everyone away from it until it's checked.
